When a roof needs replacing rather than patching

A repair makes sense when the roof is sound and one area has failed. Re-roofing is the answer when the covering itself is worn out — and the signs usually show up in more than one place at once.

  • Shingles curling, cupping or losing their granules across whole slopes
  • Bare or cracked shingles, or pieces coming off in wind
  • Leaks or staining appearing in several separate spots
  • Sagging or soft areas that suggest the deck underneath is affected
  • A roof old enough that repairs are becoming repeated

What a re-roof involves

The old covering is stripped off so the roof deck can be seen and any damaged sheathing dealt with before the new system goes on. Underlayment, flashing at walls and penetrations, and the roof covering itself are then installed as one system — the flashing and ventilation details matter as much as the shingles.

Choosing the new roof

Most homes here are re-roofed in asphalt shingles, but a metal roof is an option worth weighing on some buildings, and low-slope sections need a flat roofing membrane rather than shingles. Tell us what you have and what you are considering and we can talk through what suits the building.
